We buy RV parks and self-storage facilities directly from owners.

Thinking about what comes next for the place you built? Start with a confidential conversation — no pressure, no public listing, and no obligation to sell.

  • Confidential — your staff, guests, and tenants don't hear it from us
  • No broker fees when you sell direct
  • No repairs or clean-up needed before we talk
  • Close on your timeline — or explore seller financing

What We Buy

The buy box

Owner-operated properties, anywhere in the country. If yours has been run by family for years, you're exactly who we built this page for.

RV parks & campgrounds

  • Nightly, seasonal, and long-term sites in any mix
  • Parks with cabins, park models, or added boat & RV storage
  • Deferred maintenance is fine — septic, electrical, roads, and bathhouses don't scare us off
  • Below-market rents or low occupancy: tell us the story, we'll do the math
Aerial view of a clean self-storage facility with wide paved drive aisles

Self-storage facilities

  • Drive-up and interior units, any unit mix
  • Boat & RV storage, fenced lots, and room to expand
  • Facilities that need systems, marketing, or deferred upkeep
  • Below-market rents or soft occupancy: we'd rather hear it straight

Not sure you fit? Ask anyway — we'll tell you honestly if we're not the buyer, and point you the right direction if we can.

Your Two Paths

Selling direct vs. listing with a broker

Both paths are legitimate. Here's the honest side-by-side, so you can decide with your eyes open.

Sell direct to WillowvestList with a broker
Commission None — there's no broker in the middle Typically 5–8% on RV parks and 4–6% on self-storage
Who finds out Nobody, unless you tell them. No public listing, and financials are shared in stages, under confidentiality The listing is public — staff, guests, and tenants can see it
Repairs first No — we talk about the property as it sits Often yes — brokers usually want it showing its best
Timeline Yours. Close after the season, or sooner — you pick the date The market's. A listing can sit for months before the right buyer appears
Seller financing Possible — we can structure a seller note if that serves you better Uncommon — most listed sales are cash-at-close through a lender
The honest concession: if your property is pristine, large, and you have 18 months to spare, a good broker may well net you more. If privacy, certainty, and a clean handover matter more, a direct conversation costs you nothing.

How It Works

Three steps, at your pace

No appraisal, no financial statements, and no commitment are needed to start. Information is shared in stages, only as trust builds.

1

Tell us about the property

Fill in the short form above or call. City and state is enough — about two minutes, and nothing goes public.

2

A confidential conversation

We talk through what you've built and what you want next. If it's a fit, we put a written offer in front of you — and explain exactly how we got to the number.

3

You pick the closing date

Close after the season if you prefer. We're glad to help with the handover, including personally introducing the new ownership to long-term residents and tenants when the time is right.

Flexible Terms

Cash, or seller financing — your choice

A cash sale isn't the only shape a deal can take. If you carry a note, you can receive steady monthly income in retirement — and a seller-financed sale will often support a stronger total price and a faster, smoother closing.

On the tax side: an installment sale (Internal Revenue Code §453) generally lets a seller recognise the gain as payments are received, rather than all in the year of sale. The details matter — interest is taxed as ordinary income, and depreciation recapture is generally recognised up front — so this is a conversation for your CPA. We can't give tax advice, and we won't promise a tax outcome.

  • Seller financing is always optional — never a condition of our offer
  • Terms are written down, up front, with your own attorney welcome in the loop
  • Many owners choose it because they want the buyer they've chosen to succeed

Who Reaches Out

Common reasons owners call us

  • Retiring after 10–30 years of running the place yourselves
  • A health or family change that shifts the plan
  • Deferred maintenance piling up faster than the energy to fix it
  • Insurance and compliance costs climbing every year
  • An inherited property nobody in the family wants to operate
  • Simply tired of tenants, guests, and 2 a.m. phone calls

None of these make you a "motivated seller" to us. They make you someone who built something real and is thinking carefully about its next owner — which is exactly the conversation we want to have.

About Willowvest

A small, private buyer — on purpose

We're a small, private buyer building a long-term portfolio of RV parks and self-storage facilities. We're not a REIT and we're not a brokerage — when you call, you talk to us, and the people you talk to are the people who buy.

We know a park or a facility is more than a business to the family that built it — it's a retirement plan, a legacy, and years of work. So we buy the way we'd want to be bought from: straight answers, written offers, your own attorney and CPA encouraged, and care for the residents, tenants, and staff who'll still be there after closing.

Brokers: bring us a property that fits the buy box above. Your commission is protected — agreed in writing up front and honoured at close. Use the same form and pick I'm a broker.

Questions Owners Ask

Before you reach out

Straight answers to the objections that actually come up.

Do I have to list my property publicly?

No. Nothing is listed, posted, or shared. The conversation stays between you and us unless you decide otherwise.

Will my staff, guests, or tenants find out?

Not from us. Financial details are shared in stages, and we're happy to work under a confidentiality agreement before anything sensitive changes hands. Most owners tell their people when closing is near — and often introduce the new owner personally. We'll follow your lead on timing.

Do I need to make repairs or clean up first?

No. We talk about the property as it sits. Deferred maintenance is part of the conversation, not a reason to end it.

What if I still owe on the property?

That's common, and it's fine. An existing loan doesn't stop a conversation — it just becomes one of the numbers we work through together.

Can I close after the season, or stay on to help the transition?

Yes to both. You pick the closing date, and a transition period — where you show us the ropes and introduce us to long-term residents and tenants — is something we welcome.

How does seller financing work — and is it required?

It's optional, always. If you choose it, you carry a note and receive payments over time instead of one lump sum, which may spread the taxable gain across years (an installment sale under IRC §453). Your CPA should weigh in before you decide — we can't give tax advice.

What happens to long-term residents and tenants after a sale?

They stay. We're buying a going concern, not clearing a site — the residents, guests, and tenants who make the property work are part of what makes it valuable, and treating them well is part of how we operate.

What happens after I submit the form?

We review it the day it arrives and call you back — usually within one business day. That first call is a conversation, not a pitch: if we're not the right buyer, we'll say so plainly.

Selling a park or a facility?

Start with a confidential, no-obligation conversation. Two minutes on the form, or one phone call — either way, you talk to the buyers themselves.
